Condos are the highest density home type in the Tucson metro area. Typically, Tucson condos for sale have one to three bedrooms, one or two baths, and are built in blocks of eight units. Four condo units are on the ground level, and four are on the second story. Few condo communities in Tucson go higher than two levels. The parking allowance is one space per unit, with some communities offering garages and others allowing for additional parking spaces with the units or via guest spaces. Many condo developments are gated which makes them ideal as winter homes for part-time residents.

Not all condos for sale are the same, however, and as a buyer in the market you need to know the differences in condo developments. Most of these differences may not become apparent to you until it is too late, unfortunately, and that's why it's important to work with an experienced Tucson real estate agent who can help you dodge potential pitfalls.

What are the differences in the type of condos for sale currently in Tucson?

The number one thing most buyers do not know when buying a condo in the Tucson area is that not all condo neighborhoods were not originally developed to be true condos. Many condos for sale today in Tucson were formerly apartment complexes that were later converted to condos.

First, when a developer is building an apartment complex to lease units out, they are most concerned about the cost per unit. Because they are intended as rental units, lower-end building materials are employed. Plywood between the floors is thinner, less insulation is used, windows are smaller, ceilings are lower, materials are less durable, and the community is higher density.

Second, the floorplans are simpler with much less consideration given to design. These units were built to turn a rental profit, not to be sold, and the differences are significant. When a condo conversion is completed, the new developer tries to spiff things up, but the original construction material, floorplans, and designs rarely ever change.


Things To Look For In A Tucson Condo For Sale

When you're looking to buy a Tucson condo for sale, the best option is a unit in a community intentionally developed for condos—one that is intended to be sold unit by unit from the start. We can always tell the developments that were built with this purpose in mind. Here are some helpful hints for identifying this type of community:

  1. More design elements. The buildings look better. The spacing between the units is usually better, the ceilings are almost always higher, and the soundproofing between units is consistently and significantly better.

  2. The clubhouses have a resort feel. When developed as a true condo from the start, the goal is to create a community that resembles a resort, and this typically shows in the clubhouses.

  3. The pools and spa areas are much better. While most condo developments for sale in Tucson have nice pools and spas, the properties developed intentionally as condos feature common areas with a true resort feel.

  4. The floor plans are better. Condos developed as such from the start almost always provide a larger, more spacious kitchen and baths with more storage. The reason again is a different mindset. Large kitchens, baths, and closets cost more money to incorporate into the unit floor plan and building. These are features popular with condo home buyers, less so with renters.
