Winter Homes & Tucson Culture

Tucson, Arizona, is an amazing place to live during the winter, especially if you are looking for warm weather, mountain views, and sunshine. If these features are what you are after, Tucson is the place for you. Tucson not only offers sun, mountains, and warm weather, but it provides an authentic southwest location in an exotic high desert environment. Expect to see something different every day. We think the Tucson area is perfect for couples and families seeking adventure and something outside the box for escaping cold northern climates during the winter. Every year over 100,000 people come to Tucson during the winter to find solace in the warm winter sun and exotic desert setting.

Why Tucson? Tucson is a winter wonderland for active people who enjoy biking, hiking, meeting new friends, golf, fitness, and exploring things they have never seen before. Come to Tucson and you will notice that nature lovers abound here, and stargazers find that our night skies are some of the best in the world.

For Sale Especially Estate Market

In the current for Sale homes for sale, the highest price home is listed at $8,000,000 with the lowest available home listed at $134,900. The current average price for a home in the for Sale real estate listings is $749,781 with a median price of $530,000. for Sale homes for sale range in size from 484 Sqft to 15,502 Sqft and sit on lots that average 2.23 Acres in size. for Sale properties appeal to a wide variety of home buyers and are some of the most popular homes in the Northwest area."

Tucson Culture. Tucson's culture is vastly different from other southwest cities or towns. As mentioned, Tucson residents seem to gravitate to nature and natural surroundings. Tucsonans also are not trying to live a "big city" type of life. Most Tucsonans came here to escape this type of thinking and rat race mindset. Tucson residents tend to be more environmentally conscious than folks in other big winter escape cities like as Miami, Phoenix, or Los Angeles. Many of our highest net worth clients, for example, drive Priuses and Mini Coopers (to give you an idea of the Tucson mentality.)

Friendliness. Something you will discover right away in Tucson is how friendly almost everyone is all the time. If you are coming from New York City or any of the large metros in the US, it may be a shock. We have had past clients blown away by how friendly everyone seems to be. We hear consistently, "I can't believe how helpful everyone is here."

Tucson winter home costs. A low maintenance small condo or townhome in Tucson starts in the low $100k's. And that's for the upscale areas! The Catalina Foothills, Oro Valley, and Dove Mountain are all areas that should be considered if you want an active lifestyle in a premium area. Single family homes can be purchased in these areas starting around $250k, and a nice luxury home can be bought for around $500k. Tucson also offers gated neighborhoods, golf course living, and homes with premium mountain views and access to amazing hiking trails!

How do Tucson's home prices compare? The cost of buying a home in Tucson vs some of the options most of our clients have considered is considerably lower. Comparable homes in Scottsdale will on average cost 20% more, Sante Fe +40%, Chandler +10%, and Palm Springs +20%. The only place we know of that may be less expensive than Tucson for a comparable type of home and neighborhood is Las Vegas. However, Las Vegas is located in the Mojave Desert, which, in our opinion, is nothing like the high Tucson Sonoran Desert. Spend a weekend in Tucson and see the difference!

How we work with clients considering a home in the Tucson area. An amazing number of our clients who are looking to move to Tucson are brand new to the area. This being the case, many of them are not sure if Tucson is the right place for them, and we 100% understand this. If you would like to work with us to see if Tucson is right for you, here is how we can assist you.

  1. We will be 100% honest. There's no sales spin or telling you whatever you may want to hear just to get you more interested in buying a home here. We will give you our honest professional opinion regarding the homes, neighborhoods, and lifestyle you can expect if you buy a property in the Tucson area.

  2. No pressure. Unlike many Realtors we will not give you a high-pressure sales pitch to make you buy a home here. We don't work that way and wouldn't want it done to us if we were scouting out a future retirement or second home location. You will never get this with us.

  3. Insights into the Tucson area. Since you are brand new to the Tucson area, you may not know what neighborhoods or home types or towns in the region could work best for you. We will consult with you and find out what you are looking for in a home and community and give you our thoughts on what may work best. We have hundreds and hundreds of homes sales worth of experience and have helped many people move to the Tucson area. We understand how to align your wants with the best match.

  4. Education. We will educate you on the type of homes, features, neighborhoods, history, and benefits of the different areas of Tucson. We are extremely knowledgeable about Tucson area homes for sale. Most people do not expect to learn as much as they end up learning just by working with us.

  5. If it's not for you... If you find Tucson is not for you, don't worry about it. This happens a lot, and honestly, Tucson is not going to be for everyone looking for a sunny warm climate in the winter. We find that about 25% of the potential clients we work with decide against Tucson. If you are one of the 25%, we will not think less of you for it.

What we expect in return. We only work with clients and potential clients who work with us exclusively. Over the years, this has honestly never been an issue. Once buyers starts working with us, they realize all the points made above are exactly how we operate. We do ask that clients looking to purchase in the Tucson area get prequalified prior to viewing homes. We must understand what the client can do so that we can make sure we properly set their expectations and show them the best options for their budget. This is just a professional best practice that saves everyone a lot of time and effort.

Who is attracted to Tucson? The Old Pueblo is full of people with a diverse set of interests. The following seem to predominate:

    • Nature Lovers. Tucson is set in one of the most beautiful high desert environments in the world. Nature abounds with amazing and unique species that have adapted to this environment such as Gila monsters, roadrunners, javelina, the iconic giant majestic Saguaro cacti, prickly pear cacti, and the hardy mesquite trees that cover the desert. Add in world class mountain ranges and Tucson is a nature lover's paradise that cannot be beat.

    • Cyclists. Cycling in Tucson is almost considered the citywide sport. Mountain biking is world class, and on the streets, towns like Oro Valley are leading the way with dedicated bike lanes and private paths. The Loop was built for only non-motorized traffic. A congregation of avid cyclists can be seen there seven days a week and even more significantly during the weekends in the winter. It offers many opportunities to meet new friends and enjoy scenic but challenging rides year around.

    • Amateur astronomers and stargazers. At the outer edges of Tucson, the night sky is darker and than that of any other large city thanks to local lighting ordinances. The weather is usually clear. Clubs can be joined to learn more about the sky and the stars. Starizona, a local business that specializes in telescopes and equipment, provides free classes and meet-ups on the NW side to learn more about astronomy and how to observe or photograph the night sky from your own backyard.

    • Artists. Tucson has a vibrant art scene with a great number of local artists all over the city. We have had several clients who are professional artists, and it is amazing how large and well-connected the art community is. Sculptors, graphic artists, painters, stained glass craftsman, and writers abound. Downtown Tucson, the Catalina Foothills, and midtown near the University are the main art districts of Tucson.

    • People looking for a slower pace. Another major group of clients we have found are looking for a change of pace. They seek new experiences with a slower pace of life. These clients are some of the most successful we have ever represented, and Tucson allows them this authentic lifestyle change that is different and welcomed. The Catalina Foothills, especially, seems to attract this type of person.

What else should you know about Tucson? Tucson is amazing place to live with amazing people and a culture that matches its unique, exotic local surroundings. This is the main reason Tucson has maintained a steady growth rate for the last 100 years, with several decades of explosive growth. Tucson may not be for everyone, but for those that get the ambiance and the uniqueness of the area, it may be the last place you ever want to leave.

If you are looking for true expert knowledge of the Tucson area, its homes, districts, and unique features, contact us today. We love working with clients and helping them discover if Tucson is the place for them!

I would highly recommend Michael for any residential real estate need. I listed my home to test the market and received a contract on day 5 for just $2,400 less than my asking price. I was not prepared for such a quick sale! —Falena Reed
