You are hiring a partner to manage one of your largest financial assets. You deserve transparency about fees, communication, and loyalty. Below are the answers to the questions most sellers ask during the interview process.

What sets you apart from other agents?

We are an Independent Boutique Brokerage. Unlike agents at "Big Box" franchises who are often restricted by corporate red tape or distracted by recruitment quotas, we focus 100% on selling homes. We have total control over your transaction, allowing us to pivot quickly, customize marketing instantly, and provide a level of personal accountability that large teams simply cannot match.

What is your commission and what does it include?

We believe in total transparency. Our standard listing fee is 3% + $999. This covers the entire Oliver Selling Solution: the custom magazine, 3D Matterport tours, drone video, AI optimization, and full negotiation services.

Note: If your home was previously listed with another agent and failed to sell in the last 3 years, our rate is 3.25% + $999 due to the additional "repositioning" work required to correct the market's perception.

What happens if I want to cancel?

Our listing agreement is a mutual commitment to success. Because the Oliver Selling Solution involves significant upfront financial investment from our brokerage—producing custom magazines, launching AI campaigns, and deploying our tech stack before your home even hits the market—we enter into a binding agreement.

We are 100% committed to the result, and we ask for that same partnership from you. When you hire us, you are hiring a team that is prepared to see the strategy through to a successful closing, regardless of market obstacles.

How often will I hear from you?

You will never be left wondering what is happening. We provide weekly formal updates on market activity, web traffic, and inquiry feedback. During active negotiations or escrow, communication is daily (or hourly) via your preferred method—text, email, or phone.

How do you handle "Dual Agency"?

Dual Agency occurs when we represent both the seller (you) and the buyer in the same transaction. While legal in Arizona with consent, it is a delicate situation. Our priority is always your best interest. If a direct buyer approaches us, we handle the situation with extreme care to ensure your confidentiality and negotiating position are never compromised.

Do you work alone or with a team?

Oliver Realty is a structured team, but not in the way "mega-teams" operate. You are not passed off to a junior assistant once you sign the contract. You work directly with experienced agents who handle the strategy, while our support staff handles the paperwork and logistics in the background.

Do you specialize in my neighborhood?

We specialize in the unique micro-markets of Tucson and Oro Valley. Whether it's the historic nuances of Armory Park or the luxury expectations of the Foothills, we understand that every neighborhood requires a different marketing language. We don't use a "cookie-cutter" approach; we tailor the strategy to the specific buyer demographic for your area.
