Do I have to put a "For Sale" sign in my yard?

No. While yard signs are traditional marketing tools, they are 100% optional. If you prefer to keep your potential move private from neighbors or passersby, we can successfully market your home digitally without ever placing a sign on your property. We respect your choice.

Can we exclude photos of specific rooms or items?

Absolutely. We curate the visual story of your home carefully. If you have expensive art, a gun safe, or a child's bedroom that you do not want published on the internet, we simply do not photograph them. We can describe these features in the private agent remarks or show them only during in-person tours. We believe in marketing the property, not your personal life.

Who will be watching my home during showings?

For our luxury and high-end listings, we offer Concierge Showing Service. This means an Oliver Realty agent will be physically present at every single showing. We do not just give out a lockbox code. We open the home, guide the prospective buyers and their agent through the property, ensure your valuables are secure, and lock up afterward. This ensures a "White Glove" experience for the buyer and total peace of mind for you.

How do you screen buyers?

We are the gatekeepers of your home. We do not hold public Open Houses, which often attract unqualified neighbors. Instead, we require private showings scheduled by credentialed realtors. For high-end homes, we can require proof of funds or a pre-approval letter before we even confirm the appointment.

Can I sell "Off-Market" to avoid the MLS?

While "Pocket Listings" are restricted by MLS rules to ensure fair housing and equal opportunity, we have mastered the art of the Privacy-First Listing. We can list your home on the MLS (to ensure you get fair market value) while restricting showing times, blocking automated showing approvals, and limiting public photo distribution. This gives you the financial benefit of the open market with the feel of a private sale.

What happens to my photos after the sale?

Once your home closes, we can update the MLS to remove the interior photos from the public listing feed. While we cannot scrub the entire internet, this prevents the photos from remaining easily accessible on major real estate portals indefinitely.
