Do I have to fly back to Tucson for closing?

No. You can complete the entire sale from the comfort of your current home.
How it works: We utilize "Remote Online Notarization" (RON) or mail-away closing packages. The Title Company will FedEx the documents to you (or email them), you sign them in front of a notary in your home city, and FedEx them back. Your proceeds are then wired directly to your bank account.

Who watches the house while it is listed?

We do. If your home is vacant, it is vulnerable. As your local partner, we perform regular checks on the property. We ensure the landscaping is maintained, the pool is clean, and that all lights are off and doors locked after every showing. If a storm hits or a pipe leaks, we are the first call.

What do I do with the furniture?

This is a common hurdle for remote sellers. You don't want to fly down just to sell a couch. We can coordinate with local estate sale companies, consignment shops, or donation charities to clear the home for you. We oversee the process to ensure the home is empty and "broom clean" before closing.

Do I need "Vacant Home Insurance"?

Likely, yes. Standard homeowner’s policies often have a clause that denies coverage if the home is vacant for more than 30–60 days. We strongly recommend calling your insurance provider immediately to switch to a "Vacant Dwelling Policy" to ensure you are protected during the listing period.

How do we handle repairs if I'm not there?

You don't need to hunt for a Tucson plumber on Google. We have a vetted list of trusted local vendors (handymen, roofers, painters). We will meet them at the house, grant them access, supervise the work, and send you photos of the completed job before you pay the invoice.

What about keys and access?

Simply mail us a key (or a garage code). Once we have access, we will install our secure, electronic realtor lockbox. This tracks exactly who enters the home and when, giving you a digital log of all activity right on your phone.
